The gap

Owners are the least represented party on their own projects.

Consider who is actually at the table. The contractor arrives with quantity surveyors, planners, and claims consultants embedded from the first week, building — as ordinary practice — the contemporaneous record that will later become its claims. The design firm's accountability thins at tender. The project manager hired to protect the owner administers process: minutes, logs, monthly reports.

Between those mandates the owner's position erodes in the technical record, one cleared submittal and one missed notice at a time. And the industry's own research names the cause without flinching: Arcadis has repeatedly found failure to properly administer the contract to be the leading cause of construction disputes in the Middle East. Read that plainly. The top cause of disputes is the failure of the function owners buy for protection.

We know what good looks like because we have drawn it, and we know where projects bleed because we watched it happen from the design seat — the seat with the clearest view of the damage and the least authority to stop it.

The same judgment, the opposite seat — as development advisor, owner's representative, and PMC. And one rule with no exceptions: we never take contractor-side work. Loyalty here is not a value statement on a wall. It is the firm's structure, and it is the single commitment a practice serving the whole market cannot make.

The edge

Every engagement runs on AI-native project intelligence: every document read on arrival, every invoice matched before certification, every variation scored for claim risk the day it lands. The conventional alternative — sampling the record and reporting monthly — was an accommodation to a human limit. The limit stopped being real. We stopped accommodating it.

Two disciplines that share a word, and almost never share a person.

Software borrowed the word architect, and not as a flourish. Both disciplines do the same thing: take a whole, decompose it into interdependent parts that must cohere under constraint, and hold accountability for the system rather than for any component of it. An architect who builds software is not changing careers. He is applying one discipline to a second material.

That matters right now, because construction is being handed artificial intelligence by people who have never read a submittal. The models are extraordinary and largely pointed at the wrong things — because the hard problem was never the reading. It is knowing what to read for: which deviation is cosmetic and which is structural to the design, which RFI cluster is routine and which is a coordination failure announcing itself, which substitution saves money and which quietly demolishes the asset's value. Those are design judgments. No amount of model quality substitutes for having drawn the building.

Which leaves an unusually thin population. Architects with twenty years of delivered brand-flag work number in the thousands. Of those, the ones who went on to found a technology company are a handful. Of those, the ones who built it specifically to read construction documents at scale are fewer still. And of those, the ones who then chose to sit owner-side rather than sell to contractors may number one.

This is arithmetic, not a boast, and it is the honest answer to a fair question: why can a large PMC not simply copy this? It can hire architects. It can buy artificial intelligence. It cannot hire someone who has been all three, because the combination barely exists — and it cannot retrofit continuous reading onto a twenty-thousand-person business billed by the man-month without cannibalising the business.

07The founder

Every building is built twice.

First in documents — drawings, specifications, contracts, a thousand recorded promises. Then again in concrete and steel, by thousands of hands, at speed, under pressure. The industry has always treated the second construction as the real one. Prasoon Shrivastava built this firm on the opposite conviction: the first construction is where projects are won and lost, and it is the one nobody governs.

He arrived at it slowly. Twenty years leading design on hotels and towers across three regions, watching the same pattern repeat with the regularity of physics — the building the owner approved and the building delivered were never quite the same building, and the difference was never decided in a meeting. It was decided in the record. A substitution approved under deadline pressure. A submittal cleared against a superseded revision. A warning, in writing, that nobody read until the arbitration. Never a villain. A thousand unread documents, compounding quietly, like interest.

Most designers learn to grieve that and move on. He drew a more useful conclusion: construction does not have a talent problem or a capital problem. It has an attention problem. The evidence of nearly every failure exists in writing, in real time, before the failure — and research by FMI and Autodesk has estimated that roughly 95% of the data these projects generate is never used at all.

So he did what architects do not usually do, and built the machine. Years of running it on live projects proved the bet, and taught him its limit. A platform serves whoever deploys it. Reading everything changes what is knowable; it does not change whose side the knowledge is on. Every word in that line is load-bearing, and each one is a claim a conventional firm cannot make.

Design-led means the judgment comes from authorship, not from process. We review a submittal as the practice that has produced thirty of those drawing sets and defended them in brand reviews. A process-led firm can confirm that a review happened on time. It cannot tell you whether the answer was right.

AI-native means the reading layer is the architecture, not a feature attached to a consultancy. It was built rather than licensed, by us, for this. The distinction is not vanity — it decides what happens when your project asks a question the software was not designed to answer.

Development advisory means one client type, structurally. Owner-side only, from feasibility through handover, with no second master anywhere in the revenue.

09The horizon

Sampling had a reason once. It expired, and nobody told the industry.

In 1995, a team of six could not read sixty thousand documents, so the profession did the sensible thing and sampled: spot-check the invoices, review the critical submittals, summarise the month. That was an honest response to a real constraint, and every dispute file in the region is a museum of what the samples missed.

The constraint is gone. Machines can now read every document on a project the day it arrives, against the specification, the contract, and the clock. Maintaining a sampling model in 2026 is therefore no longer a limitation — it is a choice, made by firms whose commercial unit is the man-month, and paid for by owners who were never told the arithmetic had changed.

Here is the conviction this firm is built to act on, stated so it can be argued with. Within a decade, appointing project oversight that samples the record will look like what it has always been: a gamble with other people's capital. Why work only on the owner’s side?

Because the alternative cannot be unwound. A firm that also takes contractor-side work has, on every project, a commercial reason to keep a counterparty comfortable. Owner-side exclusivity is not a value we hold; it is a structure we chose, and it is the one differentiator a firm serving the whole market cannot copy without giving up revenue.

Do you use your own software?

Yes. Engagements run on Zepth, the construction project delivery platform our founder built. That matters for a practical reason rather than a proud one: when the reading layer needs to answer a question nobody anticipated, we can change it. A firm holding a licence can only file a feature request.

What size and type of project is this for?

Complex real estate and hospitality assets where design quality carries commercial value — branded hotels and resorts, premium residential, and mixed-use. The method suits projects whose document flow has outgrown what a conventional team can read, which in practice means most schemes above a few hundred million dirhams.

Can you take over a project already in delivery?

Routinely. The record is rebuilt from existing documents — contracts, orders, applications, correspondence — typically within weeks, and governance runs live from that point.
