PRASOON represents owners of complex real estate and hospitality assets — protecting design intent, cost, and delivery from feasibility through handover.
PRASOON: 20+ years of design leadership. 30+ built projects. Hotels · Resorts · Towers. Marriott. Sheraton. Autograph Collection. Tru by Hilton. Kempinski. NEOM. Deyaar. Danube. Gulf. India. Caribbean. Dubai · Saudi Arabia · Dominica. Owner’s side of the table. Every document, read. Design intent, protected. Feasibility → handover. AI-native project intelligence.
Consider who is at the table. The contractor arrives with quantity surveyors, planners, and claims consultants embedded from the first week — building, in real time, the record that will become its claims. The design firm's accountability thins at tender. The project manager hired to protect you administers process while the project's actual risk accumulates in a document flow nobody is reading in full.
The industry's own research describes the result without flinching. HKA's CRUX study of more than 1,800 projects across 106 countries counts over $91 billion in claims, and finds Middle East projects the most delayed in the world — 82% off schedule, with schedule extensions averaging 80.9% of planned duration. Its leading causes are not construction failures: scope change, late issuance of design information, and construction beginning against incomplete design.
And Arcadis has repeatedly found the top cause of disputes in this region to be failure to properly administer the contract. Read that slowly. The leading cause of construction disputes is the failure of the function owners buy for protection.
Projects don't fail at the end. They fail early, and quietly. We exist to catch the drift.
The decisions that fix a project's cost are made before a contractor exists. Feasibility, design strategy, brief-making, consultant selection — with the design fluency of a firm that has delivered the buildings, not just reviewed them.
Explore advisoryYour eyes, judgment, and governance through delivery — as owner's representative, client representative, or full project management consultancy (PMC). Contractor and consultant management, cost and risk oversight, claims defense. Accountable to you, and to no one else at the table.
Explore representationDesign intent protected from concept through handover — whoever holds the pen. Design review, brand-standard compliance, and value-engineering oversight, so the asset delivered is the asset approved.
Explore designThe arithmetic is simple and nobody in the industry disputes it. A global PMC's commercial unit is the man-month: its proposal is an org chart, its invoice is headcount times rate. But a project's risk lives in its document flow — tens of thousands of submittals, invoices, notices, and letters — and no commercially viable headcount can read all of it. So the profession normalised sampling and called the samples monthly reports.
PRASOON is built on the opposite architecture. Machines read everything: every submittal against its specification section, every invoice against contract, order, and verified progress, every variation scored for claim risk the day it lands. Senior people — designers and delivery professionals, not coordinators — judge what the machines surface. Attention scales with compute; judgment stays senior. Neither is diluted by growth, which is the one thing a labour model cannot promise.
Machines read everything. Experienced people decide what matters.
Thirty-plus built projects as the design firm of record — Marriott, Sheraton, Hilton, Autograph Collection; resorts, towers, and mixed-use across the Gulf, India, and the Caribbean.
That history is not a portfolio here. It is the qualification for the judgment layer. We know which value-engineering proposals are savings and which are quiet demolitions of the design, because we have sat in the room where both were pitched. We know an RFI cluster on one package is a coordination failure announcing itself months early, because we have been the design office that caused one. A cost consultant reads a substitution request and sees a saving. We read the same page and see what it does to the building. Now we sit with you.

PRASOON is founded by Prasoon Shrivastava — an architect who spent more than twenty years designing and delivering buildings across three regions, from Marriott and Hilton flags to Dubai residential towers. That experience is the firm's method: he has sat in the design seat, watched where projects bleed from the inside, and now brings that judgment — and the technology he built around it — to the owner's side of the table.

What an owner's representative, a PMC, and a project manager each do, what each costs, and how owners in the UAE and Saudi Arabia should choose.
GuideAn owner's representative oversees cost, schedule, design intent, and contracts — accountable to the owner alone. What it covers, costs, and when to hire.
GuideDesign governance is the owner-side discipline protecting approved design intent through construction — plus the register keeping every deviation on record.
